Building a house in Greece currently costs between roughly 900 and 2,100 plus euros per square meter, depending on the quality level. On the islands, and especially in the Cyclades, the numbers behave differently from the mainland guides you will find online. Cost per square meter, by quality level
Current market figures for Greece put basic construction at 900 to 1,100 euros per square meter, standard quality at 1,200 to 1,500, high specification at 1,600 to 2,000, and luxury, energy class A homes at 2,100 euros and above. These figures usually exclude VAT, permits and land preparation. For a quality 120 square meter villa, that means an indicative construction budget of 190,000 to 240,000 euros before extras.
Costs before the first concrete is poured
The building permit with its studies (architectural, structural, topographic, fees) typically costs 5,000 to 10,000 euros, or around 5 to 8 percent of the budget. Excavation and the concrete frame absorb 35 to 40 percent of the early spending. Greek VAT of 24 percent applies to invoices, along with social security contributions for construction workers.
What changes when you build on an island
Materials travel by ferry, and shipping adds a real percentage to every delivery. Skilled crews are limited and get booked early in the season, so good planning saves money. Cycladic architecture, with stone, curved forms and traditional openings, needs crews who know it well. And strict island planning rules, especially outside town plans and in protected settlements, make the permit phase more demanding. A realistic rule of thumb for a quality home in Naxos is 10 to 20 percent above equivalent mainland prices.
How to keep the budget under control
Three things matter most. Complete the design before breaking ground, because mid-construction changes are the most expensive way to build. Agree a turnkey contract with a clear materials specification, so the final number is known from day one.
